I am an architect in the New York area. On one project I am working on, the tops of the masonry walls were left exposed to weather for several weeks. During this time, severe rains saturated the walls. Should the walls be rebuilt? What problems can I expect?
Stopping Rainwater Penetration
Walls leak when three conditions exist simultaneously: rainwater is on the wall; openings exist through which the rainwater can pass; forces are present to drive or draw the water inward. If any one of these conditions is eliminated, the wall won't leak.
