Project Description

The Pavilion at Marquette Park is a two story building clad with brick and topped with a clay tile roof. Originally designed by George Maher & Son in 1926, the Pavilion, its connecting bridge, and the outdoor dance pavilion are considered some of the finest examples of Prairie style park structures in the Midwest. We kept Maher's original design in mind during our work; highlights of the restoration include the removal of non-original features, the restoration of the brick and cast stone façade, and replication of the original windows, doors, skylights, and light fixtures. The interior restoration consisted of the removal of paint from the interior masonry and the restoration of the ballroom, lobby, and formal lounge. A new elevator, updated restrooms, and all new mechanics were also added.

A full assessment of the masonry was made, including mortar analysis, matching of the multi-colored bricks, cleaning samples, and numerous mock-ups in order to replicate the original design and workmanship. The assessment and construction drawings identified numerous areas of deterioration on the site's masonry walls. The Pavilion is located next to Lake Michigan, a lagoon, and two steel mills: an environment that resulted in severe biological growth and soiling on the building. We used very mild chemical cleaners that brought the masonry back to its original appearance.

Over the years, the Parks Department had painted the Pavilion's interior masonry walls. There were four to five layers of paint on the bricks, all of them containing lead. Numerous paint removal products and methods were tried and tested in order to determine what would safely remove the paint without bleaching or damaging the masonry. Through a process involving three different products for varying degrees of time, the paint was removed and the beautiful masonry was restored.The bridge between the Pavilion and the outdoor dance pavilion was in severe disrepair. It was discovered that the steel structure for the bridge was made from the remnants of a train bridge and had never been flashed properly. The massive steel trusses were rusting, causing the masonry to heave and crack. These trusses were removed, thoroughly cleaned, painted with rust-inhibitive paint, and flashed before rebuilding the masonry and cast stone copings.

The Indiana Archives had the original glass negatives of the project both under construction and once completed; these images were used to replicate missing or removed masonry features (cast stone details, garden walls, and brick patterns). All historic information was cataloged in the construction documents along with the required qualifications of the restoration mason. Areas on the walls had deteriorated and required rebuilding with matching brick. Decorative cast stone balconies in the main towers had crumbled and required replacement. By referencing the historic photographs, we were able to replicate the intricate Prairie style features. Marquette Park and its Pavilion are once again a shining jewel on the beaches of Lake Michigan.
