I am installing ties for a brick veneer/steel stud wall system. I am spacing the ties at 16 inches on center vertically and horizontally. How high above the flashing should I place the first tie? If I place it too low, it will interrupt the flashing. Also, how close to the top of the wall should the last tie be?
The space above the flashing and the space at the top of the wall should be roughly half the vertical spacing of the ties. In most cases, however, the bottom tie can be placed a little higher than this. Friction on the bearing surface will help support the bottom of the wall for wind loads. BIA in Technical Note 28B states that one tie should be placed for each 2 square feet of wall area. Ties spaced at 16 inches on center each way would provide one tie for every 1.78 square feet of masonry. Therefore the bottom tie can be placed as much as 12 inches above the flashing and still meet the requirement.
